How to check your home title for fraud

Your home may be your largest asset, so seeing an ad warning that someone can "steal" it online can get your attention fast. But home title fraud does not work like someone hacking into an online account and changing the password. The real risk is that a criminal could forge your signature on a deed or trick you into signing paperwork that transfers ownership, then file that document with the local office that maintains property records.

There are steps you can take right now. You can check your property records yourself, often for free, and many counties offer free alerts when a document is recorded under your name. If you want ongoing monitoring and help recovering from identity fraud, an identity theft protection service can add another layer of protection.

Just know what that protection can and cannot do. A monitoring service can alert you when a change appears in the public record, but it cannot stop someone from submitting a fraudulent document in the first place. The Federal Trade Commission also warns that a so-called "title lock" is not the same as title insurance and does not literally lock your deed.

DIY IDENTITY PROTECTION VS PAID SERVICES: WHAT WORKS IN 2026

Your title is your legal ownership interest in the property. A deed is a document used to transfer that interest from one owner to another. Your local recording office also keeps other documents that can affect a property, including mortgages, liens, judgments and easements.

An online records check lets you review what has been recorded. It is a useful fraud check, but it is not a professional title search or a legal guarantee that no issue exists. If you are buying, selling, refinancing or dealing with an estate, trust or ownership dispute, use a licensed title professional or real estate attorney.

Put these items beside your computer or tablet:

Do not enter your Social Security number into a public property-search page. Ordinary public-record searches generally use a name, address, parcel number or document number.

The name of the office varies by location. It may be called the:

Start at your county or local government's official homepage. Use its search box and type property records, recorded documents or land records. This is safer than clicking the first sponsored result in a general web search. If you cannot find the page, call the phone number shown on your property tax bill and ask: "Which government office maintains recorded deeds for my property, and does it offer an online records search?"

Important: Many government sites end in .gov, but not all official recorder sites do. If a page uses a different ending, reach it through your county government's main site rather than trusting an advertisement or an unsolicited email.

On the recorder's website, look for a button or menu labeled something like:

You may need to accept a disclaimer before the search opens. Some counties show the index for free but charge for downloadable or certified copies. Others make you create a free account. Avoid third-party sites that immediately request a credit card for a basic search. Return to the official government page and confirm whether it links to that service before paying anything.

Try the available search methods in this order:

If nothing appears, widen the date range and try former names, a spouse's name or another spelling used on older documents. Some recorder databases do not support address searches, which is why the parcel number and owner names are helpful.

Find the deed from when you bought or last transferred the property. Confirm that the address or legal description matches your home and that the expected owner is named. That could be you, you and a co-owner, or your trust or other legal entity.

Then review every document recorded after that deed. Pay close attention to:

Do not assume every unfamiliar entry is fraud. A mortgage release, lien satisfaction, refinance, corrected deed or transfer into a trust may be legitimate. A name-based search can also show a different person who shares your name. Warning signs can include a deed you do not recognize, a signature that is not yours or a transfer you never authorized. Never sign property or ownership documents you do not fully understand. Save a copy of your current results or write down the document numbers and recording dates so you have a baseline to compare with future alerts.

Return to the recording office's main website and search for:

If the service is available, click the sign-up button and enter the requested information. Include your full legal name, a co-owner's name and the name of any trust or business that owns the home. Add your parcel number if the system allows it. Then complete any email verification step required to activate the alerts.

These programs vary by location. Some monitor a specific parcel, while others look for documents recorded under a matching name. That means an alert could be triggered by a legitimate loan, lien or another person with the same name. Treat an alert as a reason to check the record, not proof of fraud.

If your county does not offer alerts, set a recurring reminder to review your property records once or twice a year. Also pay attention if property tax or utility bills suddenly stop arriving, since that can be a sign that contact or ownership information changed.

A free county alert is worth using, but it may only watch one name in one recording system. If you want broader monitoring, consider an identity theft protection service that includes home title monitoring and recovery support.

These services can watch county-record data for changes involving your property, such as ownership transfers, new lenders, financing changes or notices of default. Some also provide access to identity restoration specialists who can help if you become a victim of identity fraud.

Before signing up, check exactly what the plan includes. Home title monitoring may only be available on certain plans, and features can vary by provider.

There are limits to know about. County data may not update immediately, so a newly recorded document can take time to appear in a monitoring system. Coverage can also vary by property type and location. That is why checking your own property records and signing up for any free local alerts should remain part of your protection plan.
