Larnaca charts a sustainable path for growth with Land of Tomorrow

At the easternmost edge of the European Union, Larnaca is reshaping its investment profile through sustainable, large-scale coastal developments. Driven by a combination of private investment, local authorities and cultural initiatives, the city is gaining momentum, opening new development prospects of historic significance for both the area and the wider region.

With dynamic large-scale residential developments, new cultural infrastructure and significant upgrades to public spaces, Larnaca is attracting business capital and investment, while at the same time enhancing the quality of life of its residents and its appeal as a destination for visitors and tourists.

Its designation as European Capital of Culture 2030 is acting as a catalyst for economic, social and urban development, shaping an urban model expected to leave a lasting imprint on the city.

Culture and economy: a proven effective duo

The European Capitals of Culture initiative is considered by the European Commission to be one of the most effective means of urban and economic regeneration in Europe. Cities bearing the title experience an increase in tourism of up to 40 per cent, a strengthening of the ecosystem of cultural and creative industries and significant investment attraction, often exceeding the duration of the institution itself.

At the same time, enhanced European and international visibility creates new business opportunities, positioning Larnaca as an increasingly attractive destination for investors and innovative ventures.

The development strategy includes both upgrading existing infrastructure and creating new ones. The renovation of the historic Rex cinema, the operation of the Museum of Man as a dynamic memory bank and the creation of the Centre for Arts and Creative Design make up a modern cultural map that connects tradition and innovation.

“Larnaka 2030” creates the conditions for the development of cultural tourism, the extension of the tourist season and an increase in the average expenditure per visitor. The strategic investments already underway are putting the city on a path to sustainable economic growth.

Land of Tomorrow and coastal regeneration

At the heart of Larnaca’s development transformation lies the Oroklini area, where Land of Tomorrow, one of the most ambitious infrastructure projects, is being implemented. The project creates modern mixed-use communities, combining residences, workplaces, leisure facilities and public spaces.

With an emphasis on sustainability, it includes natural and eco-friendly beaches, green spaces, cultural infrastructure and entertainment facilities, proposing a new way of life by the sea.

An important feature of the project in terms of its design is the planting of approximately 20,000 trees, which aim to transform the area into a green paradise. The project also includes sustainable infrastructure to ensure long-term environmental benefits.

The first phase of Land of Tomorrow, designed as part of the Lefkaritis Group’s strategic collaboration with bbf: and Foster + Partners, has already begun.

This phase includes a residential complex consisting of four buildings, providing impressive facilities for residents, such as swimming pools, gyms, playgrounds, etc., covering a total area of over 32,000 square metres.

In addition, it will provide residents and visitors with leisure and public space services, offering a unique shopping and dining experience.

This phase includes two buildings with 150-200 flats, which are expected to be completed in 2028-2029. Construction of the buildings, which will not exceed 12 floors, is expected to begin very soon.
