AliExpress is selling a ‘dream tiny home’ for £5.4k and it comes with ‘three spacious bedrooms’ and ‘stylish bathroom’ 

IF buying a house seems like a long off goal, there may be some affordable ways round it.

AliExpress is selling a tiny house, which comes with “three spacious bedrooms”, for just £5,400.

The prefab home is said to combine “comfort with modern elegance” and has an “ airy open plan” living space.

It comes with a “stylish bathroom” with a wet/dry shower, and an open kitchen with brand new cabinets and countertops.

The master bedroom suite offers lots of “natural light” and has “ample interior space”, according to the listing.

Meanwhile, the living area features non-slip flooring, which is said to create “a warm and inviting atmosphere.”

The description reads: “This home combines modern convenience with classic charm. 

“Don’t miss out on making this extraordinary property your own!”

The photos show the home coming in a range of colours for the exterior design, meaning you can tailor it to fit with your outside space.

You can choose from a sleek, wooden look, or a modern-looking white or black design.

The interior can also be customised to suit your specific taste, from the window colours to the cabinet designs.

The listing claims that the small prefab home can also be suitable in a range of weather conditions.

It says: “The performance of earthquake resistance, pressure resistance, heat preservation, sound insulation, fire resistance, water resistance, snow resistance and wind resistance can be built permanently or semi-water long according to the needs of different regions, different cities and different uses.”

The total service life is said to be 20 years.

While £5,400 is not cheap, it could be a way of getting on the property ladder given the national average house price in the UK was reported at £264,500 in 2024.

Alternatively, you could use the home to rent out for some extra cash, or to house visiting friends and family as a “granny annexe.”

The listing explains: “According to different needs, the packaged box room can be designed into various functional units such as office, accommodation, foyer, toilet, kitchen, dining room, recreation room, conference room, clinic, laundry room, storage room, command post and so on.”

Are tiny homes legal in the UK?

TINY houses can be in the UK regardless of whether they are on a trailer base or not. The legality of tiny houses is all to do with where it is and what you use it for.

According to Planning Geek, constructing a granny annexe in your garden usually means you’ll need planning permission, especially if it has a bedroom, bathroom, and kitchen.

This is because it’s seen as a separate living space rather than just an extension of your main home.

However, if you’re thinking about converting an existing outbuilding, like a garage, into a granny annexe or a tiny home, you might not need planning permission.

That said, it’s important to make sure the space doesn’t end up being a fully self-contained unit – for instance, if the converted area doesn’t include cooking facilities, it might not be classified as a separate dwelling.

It’s also worth noting that, while certain small outbuildings can be constructed under permitted development rights, the NAPC points out that this usually applies to structures like sheds or garages, rather than self-contained annexes.

According to The Tiny Housing, a tiny home on wheels must not exceed 2.55 meters in width to be road-legal in the UK. Also, with a standard car licence, the length cannot be more than seven meters.

While tiny homes offer an alternative living solution, they must comply with local planning and building regulations.

Always check with your local council to ensure compliance with all regulations.

Tiny homes in the UK have boomed in popularity in recent years and typically range from 100 to 400 square feet in size.

While some people prefer them for minimalistic living, they can provide a more affordable way to live.

Prices vary, but a basic tiny home can cost between £20,000 and £80,000, depending on size, materials, and whether it’s custom-built.

If a tiny home is on wheels, it may be classified as a caravan under UK law, meaning it might not require traditional planning permission.
